Discuss your general buying plans, Agency Disclosure form and sign and go over Buyer's Contract and sign if you want to work with the Fitterer Team.

Agency Disclosure is a requirement in Minnesota that Real Estate Agency must be presented, explained, and signed by each potential client early in any Real Estate Transaction. This is to protect you, the potential client, so that you understand how seller's agents differ from Buyer's agent etc.

Buyer's Agency Contract is a legal contract that a buyer hires a Realtor to find them the property is a specific time frame. (payment is usually taken care of buy the seller).

Why should a Buyer want this?  Because the Fitterer Team represents you only and not the seller (unless dual agency is applicable).

**Very Important to consider a Buyer's contract and having all the benefits of The Fitterer Team working exclusively for YOU...90% or more of The Fitterer Team's potential clients become actual Buyer Clients by signing the Buyer's Contract. This means you work with us exclusively for the period of time in your written contract also. Get Pre Approval for a loan with the Bank or Mortgage Firm of your choice. This is important to KNOW what you can afford to BUY.

Viewing listings with The Fitterer Team
We give our clients a public handout for each property and encourage them to write down what they liked and didn't like about each property, which helps to reduce the multiple showings to just a few to make an offer on.

When you find the property  This is The Fitterer Team will write up a Purchase Agreement Offer with terms and conditions of YOUR CHOICE. Your write out a check or earnest money (sign of good faith that you are a serious buyer). The Fitterer Team presents the Purchase Agreement Offer to the seller and the seller's agent. The seller may accept as is or Counter offer the Purchase Agreement terms and/or conditions. (Examples: price, close date) Then You , the buyer, along with the Fitterer Team if all is signed as is continue to plan and prepare for closing (home inspection, water, septic tests, bank appraisal etc.  If counter offer, you, the buyer look over and decide to accept new terms and conditions or counter offer again until agreement is reached or if not agreed upon get your earnest money returned and starting looking for another property.
